It’s where most transactions happen and the most powerful tool real estate agents have. The MLS stands for Multiple Listing Service which is a database of properties for sale in any given area. When an agent has a buyer looking for a home, the agent searches the MLS to find a list of properties that fit the buyer’s needs, such as price, size and amenities. The MLS is the source of data for most real estate listing sites on the web like Realtor.com, Zillow, Redfin, Trulia etc.

Of course! Your broker Dale Rainey and his team will be in communication with you from the listing process through escrow closing. The website is just a sophisticated tool that allows us to offer this service to you at such a great price, it doesn’t replace amazing customer service.

The MLS listing is free and our a la carte menu allows you to make your listing more appealing like professional photography, 3D walk through, yard and open house signs, lockbox etc. The selling commission is 3% of the final sale price which compensates the agent that brings the buyer and Ulistit for transaction management services.

Everything you need to achieve a successful closing. It Includes helping you negotiate offers and counteroffers, review contracts, Inspections & repairs, escrow etc. You work directly with your broker Dale Rainey and his team.

You can’t. Only Realtors have access to add properties to a genuine Multiple Listing Service. And only properties in recognized MLS databases around the country are added to Realtor.com. There are for example sites that purport to be “MLS” sites, but these sites are not official MLS databases nor will they lead to your property being listed in Realtor.com or other automated Real Estate listing sites.

Ulistit’s all-inclusive listings term is 3 months. If needed, you can extend this term by reaching out to our team.

Yes. You can cancel anytime before or after your home is listed with Ulistit.

Inside your Ulistit dashboard, you can access your listing details and request changes as needed, please double check everything before you click the button to make your listing live on the MLS. Once your listing is active on the MLS, we recommend you give it a few weeks before making price adjustments.

In the event you find a buyer, not represented by a licensed agent, Ulistit will represent you through the contract and escrow period like any other transaction. 

Sure, but  we recommend you choose one of our professional photography services to maximize the attractiveness of your property. Not using professional photography is a major mistake that some agents make. Most initial searches for homes are made by buyers on the internet, showcase your home and make it stand out!

Ulistit uses a showing app that you can download to your phone. When an agent wants to show your home, you will receive a text with the request. You can approve, deny or reschedule the appointment. If you prefer, we can ask agents to call you instead, however the showing app is currently the best way to handle scheduling. We provide you a download link once your home is listed.

During the listing setup, if you select a lockbox, we will notify agents of the lockbox combo when you approve the showing. Lockbox codes are not public info and are not posted in the MLS or online. 

You can also elect to meet the agent at your home to open it for them. Lockboxes are by far the most common method of access and all agents are subjected to FBI background checks.

Yes. Remember: a buyer’s agent’s interest is to sell homes to their clients. If they access the MLS and yours fits their criteria, they will take the next step. Because you are offering a commission to the buyer’s agent, there is no difference between your listing and another listing.

Technology! Our world moves fast and some industries haven’t changed much over the years, real estate is one of them. Most agents still try and charge you 5-6% of your selling price in commissions, no wonder they drive fancy cars. The reality is that listing a home in the MLS is mostly a clerical process of data entry. At Ulistit, we will do that for you for free and only get paid when we find a buyer for your home, we then share a small portion of the selling commission with the selling agent.
